New images showing plans for a major rebuild of St Mary’s Hospital have been released as the NHS trust behind the project moves forward with proposals for a new 800-bed hospital in Paddington. The west London hospital was forced to close part of its outpatient building last year after reinforced autoclaved aerated concrete (RAAC), a material known to present structural safety concerns, was discovered on the site.

Healthcare education remains an important part of the trust’s long-term vision, with nearby hospitals also working to encourage more young people to explore careers in the NHS.

Imperial College Healthcare NHS Trust now wants to replace ageing facilities with a modern major trauma and general hospital, bringing services together within a single 30-storey building on a smaller footprint.

Parts of St Mary’s Hospital date back to 1845 and the trust has previously described sections of the estate as deteriorating despite significant annual maintenance spending.

Under the plans, the new hospital would include 800 beds, a helipad, roof garden, and dedicated teaching and research facilities. The redevelopment is expected to be funded through the government’s New Hospital Programme, which supports the replacement and modernisation of NHS facilities across England.

Hospital services would continue operating throughout construction. Once patients and services move into the new building, the remainder of the site would be redeveloped. The wider scheme includes additional public space, more greenery, improved access to the canal and further expansion of the Paddington Life Sciences district.

Matt Tulley, redevelopment director at Imperial College Healthcare NHS Trust, said the facilities at St Mary’s Hospital were “no longer fit for purpose”. “Despite spending millions of pounds every year on maintenance, we can’t keep up with the rate of deterioration, which is why we are now seeing an increase in major building failures,” he said.

The trust has opened a second round of public consultation and plans to submit a planning application in spring 2027. If approved, construction could begin by 2030, with the new hospital potentially completed by 2035.
