Lillie Road homes to be built on land bought back from developers

42 new energy-efficient homes are to be built in Lillie Road in Fulham after the council bought land back in 2019. The council reversed the sell-off to private developers of the West Kensington and Gibbs Green estates, which had put nearly 800 family homes under threat of demolition.

Half of the new homes in Lillie Road will be affordable, with priority given to local residents and families. All of the homes, the council says, will have the “highest energy efficiency Passivhaus standards to cut energy bills for residents and reduce carbon emissions,” while a “new and upgraded” community hall is also being built for residents of West Kensington Estate along with an additional play area.

The Lillie Road homes join the other following council-led projects on the horizon including:

  • EdCity: 132 new affordable homes
  • Civic Campus: 204 new homes, more than half of which will be affordable homes to support the community
  • Aintree Estate: 134 new affordable homes
  • Farm Lane: 31 new homes, 16 of them being affordable

The Lillie Road development, on the site of the former nursery and Tenants and Residents Association Hall, has reached its full height, now that the concrete frame has been completed. Structural work on a new community hall has also finished, with the project on track to be completed in autumn 2026.

The new homes on the Lillie Road site will include 12 homes for social rent, 9 homes for shared ownership, and 21 market homes for sale. The 12 social rent homes will be prioritised for local residents in housing need. Anyone interested in these homes should join the council’s housing register.

The nine shared ownership homes will be prioritised for people who either live or work in the borough. This project forms part of the council’s “ambitious development programme” that promises to deliver 1,800 new homes on council land across the borough, with 65% designated as affordable housing.
