North East is cheapest in UK for rent

Data from Zoopla has found that the North East of England is the cheapest region in the UK to rent, with rates averaging £748 per month. The cheapest cities to rent a home are Burnley, Sunderland, Middlesborough, Hull, and Grimsby. All of these have monthly rents below £700.

The rental market, it says, is finally rebalancing, softening “after years of rapid rent rises.” This, it says, means that rents are growing at a much slower pace.

The latest data shows that rents are only 2.4% higher than they were a year ago, the slowest pace of rental growth in four years. The average rent in the UK is currently £1,300 a month, with some markets seeing small falls.

“For renters,” Zoopla says, “it means more homes are available and there’s less pressure on your budget.”

Its latest rental data published in September 2025 shows that the North East is still the cheapest region in the UK to rent, with the average being £748 a month, a rise of 4.6% over the last year.

It is followed by Northern Ireland at £803 per month, Yorkshire and the Humber (£845 per month), and Scotland (£861 per month).

Across the South of England however, rents are far more expensive. London’s average of £2,192 per month makes it nearly twice as expensive as anywhere else in the country. The South East is next at £1,388, followed by the East of England at £1,244, and the South West where the average is £1,131. All of these areas post averages of over £1,000 per month.

Rental growth has slowed in many areas to low single digits. A year ago, rents were rising twice as quickly while 2023 saw 15%+ rises in many regions.
