Welsh house prices rising at double UK average
Data from the Office for National Statistics (ONS) has found that the average Welsh property increased in price by 5% in the year to December 2025. That’s over double the average rise across the UK of 2.4%. Blaenau Gwent and Anglesey were some of the areas which saw the largest rises, while Ceredigion and Merthyr Tydfil saw prices falling slightly.
The data, experts say, shows that more affordable regions are continuing to see buyers, even amidst high mortgages and economic uncertainty affecting demand in other areas.
The average Welsh house sold for £215,000 in December 2025, 5% or £10,000 more than from a year earlier. Among local authorities in Wales, Blaenau Gwent and Anglesey recorded rises of 7% and 7.2% respectively, while Ceredigion and Merthyr Tydfil saw prices fall by 4.1% and 4.4% respectively.
The number of buyers has slightly fallen compared with last year, though sales were still being agreed, according to Joseph Tibbs from Asset Estates estate agency based in Abertillery, Blaenau Gwent.
“The overall demand is ever so slightly down, not quite as many looking at the moment since last year,” he said.
