4,000-home plans part of Earl’s Court regeneration
Plans have been submitted for the “long-awaited” regeneration of Earl’s Court in West London, Inside Housing reports. The proposals would see 4,000 homes built there with 35% of them being affordable. The homes are part of a ‘masterplan’ under development by property Delancey, Dutch pension fund APG and Places for London, TfL’s property company.
The first phase of the development will include around 1,500 new homes for sale, social rent, shared ownership, later living and student accommodation. It is set to start construction late in 2026.
Residents are not expected to move in before 2030, according to the plans. The rest of the ‘masterplan’ will begin in phases from 2030 to 2041. The scheme will span two local authorities, Kensington & Chelsea, and Hammersmith & Fulham. Joint planning applications have been submitted to each council.
It will be on the site of the former exhibition centres, built in 1937 and 1991, before being demolished in 2017 by then-owner Capco. The site was acquired by Delancey in 2020 after a rejuvenation plan was abandoned. It would have involve demolishing two nearby housing estates. The West Kensington and Gibbs Green estate were sold back to Hammersmith & Fulham.
A total of 35% of the 696 student beds in Hammersmith & Fulham will be classed as affordable while two of the buildings in that borough, Aisgill Gardens, will provide 180 affordable homes. One 16-storey block will contain 120 homes for social rent while the other will have 64 homes for shared ownership across nine storeys.
A site-wide ambient heating and cooling network will be hooked up to all homes and at least a tenth will be specifically designed to be accessible for wheelchair users.
Commercial space, a car park, and “cultural venues” including a theatre and auditorium are among the plans.
